Builder takeout & rental portfolios
Several finished homes? Plan the rental financing one address at a time.
A group of completed homes can have different rents, payoff requirements and closing timelines. Build a property-by-property plan before turning unsold inventory into a rental portfolio.

New homes are finishing in a tougher selling market
The Census Bureau and HUD's October 20, 2026 release estimated September single-family completions at a seasonally adjusted annual rate of 840,000. That is an annualized pace, not the number of homes completed during September. Separately, NAHB reported on October 19 that builder confidence fell three points to 29.
Those national measures do not tell you whether a particular home will rent well. They do make it timely to examine alternatives for finished inventory. If you are considering keeping several homes, start your application with Pillar or check loan options to discuss the rental plan. The first useful step is a separate financing picture for each address.
Start with individual homes before adding up the portfolio
Two houses in the same project may have different rents, insurance costs, taxes, association dues and remaining work. An attractive average across the group can hide a home that needs more cash or a different timeline.
Create one row per property with its address, ownership, completion status, supported rent, estimated expenses and existing debt. Mark estimates clearly and attach the source behind each rent assumption. Keep the property's operating budget separate from the selected lender's rental-coverage calculation; one does not automatically substitute for the other.
| Property | Title & parcel |
|---|---|
| Rent | Lease & support |
| Completion | Status & documents |
| Debt | Payoff & release |
| Cash | Needs & timing |
Ask the current lender how each home can be released
If one existing loan is secured by several properties, do not simply divide its balance by the number of homes. Ask the lender for the amount and conditions needed to release each property, how long that information remains valid and what happens to the remaining loan.
Confirm payoff and release arrangements with the current lender and closing team before relying on a refinance sequence. Fees, interest through closing and other conditions can affect the cash needed. A planning spreadsheet is not a substitute for the lender's written figures or a title review.
Choose a workable sequence instead of one assumed closing date
Consider a hypothetical builder holding three completed homes. One has a signed lease, another is being marketed and the third still needs completion paperwork. Even if they look similar, their financing reviews may move differently. That example does not establish that a vacant or newly leased home qualifies for any particular program.
Ask Pillar which items must be resolved for each scenario and whether separate closings are feasible. Check how closing one refinance would affect cash available for the others. Keep reserves for all retained properties in view, including homes whose financing is still pending. Do not assume one strong property's income offsets another's shortfall or that a blanket loan is available.
Make the handoff a partnership
Builders, agents and hard money or construction lenders can help by assembling the address-level information and agreeing on who will coordinate borrower questions, payoff updates and target dates. Pillar's role is to review long-term rental takeout where it fits; a scenario review does not extend the existing debt or promise a closing.
