Rental refinance & lender coordination
Ready to refinance? Give your payoff figure a date.
Your loan balance is a starting point. A dated payoff statement helps investors and their lending partners plan the cash and timing of a rental refinance.

A rate move is a reason to refresh the whole plan
Freddie Mac's October 22, 2026 release reported that its surveyed 30-year fixed mortgage average eased to 7.32% from 7.40% a week earlier. The survey covers conventional, conforming home-purchase loans; it is not a Pillar rental-loan quote or a forecast of your refinance terms.
For investors exploring a refinance, use the news as a prompt to update both sides of the transaction: the proposed financing and the amount needed to retire the existing debt. Start your application with Pillar to review your rental scenario, or check loan options while you assemble the details.
The statement balance is not the finish line
The CFPB explains that a mortgage payoff can include interest through the intended payoff day, unpaid fees and, when applicable, a prepayment charge. That is why a current balance and the amount needed to pay off a loan can differ. Its consumer guide explains the concept; business-purpose rental loans have their own terms and may follow different rules.
Ask the existing lender or servicer for written payoff information tied to the anticipated funding date. Have the closing team confirm the amount, the date through which it applies and how a changed date should be handled. Avoid treating a screenshot of the principal balance as the final closing figure.
A small timing change can move the cash needed
Here is a deliberately simplified hypothetical example. Assume a payoff statement shows $302,400 through an agreed date and expressly permits adding $80 for each additional day. If payoff funds are received three days later under those assumed instructions, the additional amount is $240 and the updated payoff is $302,640.
This is arithmetic, not a loan quote or a universal payoff method. Actual instructions may require a new statement, use different interest calculations, or include other changes. Let the lender and closing team confirm the applicable amount rather than independently extending an expired figure.
| Payoff through agreed date | $302,400 |
|---|---|
| Assumed daily addition | $80 |
| Additional days | 3 |
| Additional amount | $240 |
| Illustrated updated payoff | $302,640 |
Give the existing lender a clear role
For a hard money lender referring a completed rental, the refinance conversation works best as a coordinated handoff. Agree with the borrower on who can request payoff information, who receives it, and who will coordinate with the closing team. Pillar can review the long-term rental financing scenario while the current lender confirms its own payoff and release requirements.
Keep the existing maturity date separate from the proposed refinance date. An application or promising quote does not extend the current loan. If timing changes, discuss any needed extension directly with the current lender and confirm its terms in writing.
Use one current set of numbers
Put the payoff amount and its applicable date beside the proposed new loan amount and itemized closing estimate. If the payoff increases while the new loan and other costs stay unchanged, that difference can reduce cash returned or increase the cash required. Do not count the same charge in both the payoff and a separate expense line.
Bring Pillar the property address, rental plan, current loan statement, maturity date and any available written payoff information. For a lender referral, include the authorized contact for coordination. Start Your Application to review a rental refinance or hard money takeout, or Check Loan Options while you prepare. A clear handoff gives everyone a more useful starting point.
