Rental portfolio planning

Before you pull cash out, give the next big repair a budget.

The New York Fed's October 7 update is a reminder to refresh assumptions. A simple replacement plan helps rental investors decide how much equity to put toward their next move.

A fresh reason to check the numbers

The New York Fed's September Survey of Consumer Expectations, released October 7, 2026, found that median one-year inflation expectations rose to 3.9% from 3.6%. These are household expectations, not actual inflation or a forecast for your contractor's prices. For rental owners, our practical takeaway is to refresh major-repair estimates before deciding how much equity to redeploy.

Planning a cash-out refinance? Start your application with Pillar to discuss your property and goal, or check loan options while you prepare. A replacement budget can help you separate money for the next investment from money your existing rental may need.

Give big-ticket items their own plan

List the roof, heating and cooling equipment, water heater and other major components you are responsible for. Record their known condition, service history, an estimated replacement window and a current local estimate. Ask a qualified professional about condition and timing rather than assuming age alone tells the story.

Keep this list separate from routine upkeep and vacancy cash. A monthly allowance for small repairs can look comfortable until a large replacement arrives. If several properties share similarly aged equipment, put their timelines side by side; the bills may overlap.

Turn a replacement estimate into a monthly target

Imagine a roof replacement budget of $18,000 in three years, with $6,000 already set aside specifically for it. The remaining $12,000 divided by 36 months calls for about $333.33 a month. Setting aside $334 would add $12,024 over that period.

These are hypothetical planning figures, not a roof quote, a promised service life or a Pillar reserve requirement. The example assumes no interest earned and no change in cost. Use a fresh estimate and include any contingency you choose in the total target. If the work could be needed sooner, a gradual savings plan alone may not be enough.

Hypothetical roof replacement savings plan
Replacement budget$18,000
Already earmarked$6,000
Remaining target$12,000
Planning window36 months
Monthly contribution, rounded up$334
Total available after 36 contributions$18,024

Do not spend the same reserve twice

Label what each cash balance is meant to cover. If $6,000 is already assigned to the roof, counting it again as the down payment for another rental leaves a gap. Keep property replacement savings, operating cash and the next acquisition budget visible as separate planning categories.

Then rerun the property's budget with the proposed refinance payment and your planned replacement contribution. Money set aside for future work reduces cash available to spend even when no repair invoice arrives that month. This owner-level planning exercise does not define the lender's qualifying calculation.

Match the refinance to the property you intend to keep

Bring Pillar the current loan balance, available rent information, estimated property value, financing goal and any known repair needs. Ask for a scenario showing the proposed payment, fees and estimated net proceeds. Eligibility, valuation, property condition and program requirements still determine what financing is available.

For investors transitioning out of hard money, share the replacement plan and payoff timing with both financing teams. Pillar's role is to explore long-term rental financing for the next stage; do not assume it will fund an unfinished or ineligible property.
