An unsold listing: does a rental plan deserve a closer look?
Before changing the exit strategy, compare rental cash flow, cash needed, and the next financing step.

Start with the property, not the financing
A listing that has not sold can prompt a new question: would holding it as a rental make sense? Treat that as a fresh investment analysis. An achievable rent, the cost of making the home ready for a tenant, and the owner’s willingness to manage a rental all matter.
For agents advising an owner, this is a conversation starter. Rental income, resale value, and financing availability need their own review before the owner changes course.
Build a hold-versus-sell comparison
For the sale scenario, estimate net proceeds after selling costs and the debt payoff. For the rental scenario, estimate rent less financing, taxes, insurance, management, vacancy, maintenance, and reserves. Include any cash required to make the transition.
Stress-test the rental plan with a lower rent or an additional vacant month. Keep the assumptions visible so the owner can see which numbers have the greatest effect on the outcome.
Identify the questions for financing review
Disclose the property’s listing history, current use, ownership timeline, existing financing, and proposed rental strategy. Ask what the specific program requires before changing the listing or committing to a lease. Listing-related conditions and ownership seasoning are separate questions; verify both.
If a short-term loan is involved, review its maturity date and any extension or payoff terms early. A potential refinance should be treated as a scenario until the property and borrower have been reviewed.
Turn the idea into a concrete conversation
Gather the property address, estimated value, debt payoff, expected rent, and timeline. Use those facts to compare continuing the sale with a rental hold. The goal is a workable plan for this owner and this property, rather than an assumption that every unsold listing should become a rental.
