Rental acquisition planning
Paying cash for a rental? Plan the refinance before you offer.
Buying with cash and refinancing later can tie up capital longer than expected. Confirm the financing path and keep a budget for the time between closings.

An encouraging rate update still calls for a property-specific plan
On November 5, 2026, Freddie Mac reported that its weekly 30-year fixed mortgage average fell to 7.18% from 7.24%. The survey covers conventional owner-occupied purchase mortgages. For investors, it is a timely reason to refresh financing estimates before choosing how to fund a rental purchase.
If you are considering paying cash and arranging a rental loan afterward, discuss both steps before making the offer. Start your application with the address, purchase price and intended source of purchase funds, or check loan options while you compare ways to close.
Ask what must happen between the two closings
A cash purchase gives you ownership at the first closing. A later loan still depends on a review of the property, borrower and applicable program. Ask Pillar how a recently purchased property would be evaluated, what ownership period applies and which value would be used to determine the loan amount.
Also ask what evidence is needed for rental income, whether the property must be leased, and which repairs or condition issues must be resolved. Request an estimate showing the cash you might receive after financing costs and any amounts due at closing. Those answers help you judge how much of your purchase cash could remain invested in the property.
If your purchase funds include borrowed money, explain that source and its repayment terms at the outset. Keep the purchase settlement statement and records showing where the funds came from. Confirm the documentation and ownership structure with the financing team before the purchase closes.
Budget for a later return of cash
Consider a hypothetical cash purchase of $230,000, with $9,000 in acquisition closing costs and $6,000 in immediate work. The total is $245,000. If you want another $12,000 available for carrying costs and unexpected expenses, the initial cash plan totals $257,000.
Keep any expected refinance proceeds on a separate line with a tentative date and the conditions still outstanding. Until the new loan closes and funds are disbursed, that expected cash cannot fund your next purchase. Ask whether your existing cash can support a longer wait, a smaller loan or keeping the property without refinancing.
The example is a planning exercise with invented amounts. Replace them with the contract, closing estimate, repair bids and your own reserve needs. Even without a mortgage, budget for taxes, insurance, utilities, upkeep and any period before rent is collected.
| Purchase price | $230,000 |
|---|---|
| Acquisition closing costs and immediate work | $15,000 |
| Additional cash held for carrying costs and unexpected expenses | $12,000 |
| Initial cash plan | $257,000 |
Compare the plan with financing the purchase
Before choosing, ask for a purchase-loan scenario alongside the cash-first plan. Compare the cash needed at the purchase closing, estimated financing costs, conditions and timing. Then look at the rental's monthly budget once the proposed long-term loan is in place. A workable acquisition also needs a workable payment afterward.
Pillar offers DSCR purchase and cash-out financing for rental investors, subject to review. Your realtor or referral partner can help supply the purchase details and intended closing date so the discussion happens while you still have choices. Start your application to review the property, or check loan options while shaping the offer.
