Rental purchases & property due diligence

Before you offer, make sure the home fits your rental plan.

More listings can mean more properties to compare. Check association documents, leasing requirements and financing eligibility before counting on rental income.

A larger selection still calls for a closer look

Redfin's October 22, 2026 report showed U.S. active home listings up 2.1% from a year earlier for the four weeks ending October 18. Pending sales were down 14.4% year over year. That is a slower sales market, not a promise of bargains or rental returns.

For investors comparing available homes, a useful next step is to check whether the intended rental use fits the property. An appealing price and rent estimate cannot answer that question. Start your application with Pillar to explore a rental purchase, or check loan options while you gather the property details.

Read beyond the listing description

In an August 21, 2026 update, California's Department of Real Estate emphasized reviewing governing documents for common-interest developments and seeking professional help with questions. The agency highlighted use restrictions and ownership responsibilities that a physical inspection may not reveal. That guidance describes California; applicable requirements and enforceability vary by location.

For a property with an association, request the current governing documents, amendments and leasing rules through the seller or appropriate association contact. Ask your local real estate professional and, where interpretation is needed, legal counsel how they apply to your specific plan. A listing that says 'investor friendly' is a starting point for questions.

Describe the lease you actually intend to offer

Be specific about the property, the proposed owner and the intended lease length. Ask whether any rental cap, waiting list, ownership waiting period, minimum lease term, registration process or approval requirement applies. These are questions to investigate, not restrictions assumed to exist everywhere.

If the seller currently rents the home, ask whether any permission or exception continues after a sale. If someone says approval is available, identify the supporting provision, who can confirm the process and what remains outstanding. Keep the documents and dated responses with your purchase file.

Test the plan before relying on the income

Imagine a hypothetical investor comparing two townhomes. One file includes current documents and a clear review of the proposed twelve-month lease. The other has only a seller's verbal assurance that rentals are allowed. Even if the second home has a lower asking price, the unanswered rental-use question belongs on the decision list before projected rent is treated as dependable.

Ask your agent or attorney how document review and unresolved questions should be handled within the purchase contract and its deadlines. Do not assume you can cancel or extend a transaction later. Also confirm applicable local rental requirements separately; association documents are only one part of the review.

Bring a clearer property file to the financing conversation

Permission to rent and financing eligibility are separate reviews. Share the legal property type, purchase details, intended rental use, association charges and any unresolved issues with Pillar. A townhome's appearance alone does not tell the financing team how ownership is structured. Avoid treating a preliminary financing conversation as confirmation that a particular property qualifies.

For builders or hard money partners planning a rental exit, raise these questions while the long-term financing plan is being assembled. Start Your Application with the property details, or Check Loan Options while comparing homes. A well-documented rental plan helps investors, referral partners and the financing team work from the same facts.
