Start with each unit's rent and occupancy

For a duplex, triplex, or fourplex, the combined rent matters, but so do vacancy, lease terms, taxes, insurance, and association costs where applicable. Bring a unit-level rent roll so the review reflects the actual property rather than an assumed fully occupied building.

Know where residential DSCR ends

One-to-four-unit rentals and select five-to-eight-unit properties may be considered, subject to lender review. That does not mean every larger building qualifies for residential DSCR terms. Unit count, configuration, commercial space, and lender rules may move the property into multifamily or commercial underwriting.

Align the loan with the property's condition

A stabilized building and a major repositioning project need different financing discussions. If substantial rehab or lease-up remains, compare a bridge period with a later permanent refinance. Avoid relying on future rents to solve an immediate payoff without confirming the takeout requirements.

No. Select properties may be considered, subject to lender and property review. Larger or mixed-use assets may require a commercial structure.
